A Property Condition Assessment (PCA) is conducted based on ASTM Standard E2018 to evaluate property’s material systems and components and identify physical deficiencies including any unusual features of the property and provide professional opinions regarding future anticipated repair or replacement costs associated with identified conditions.
This is achieved by conducting a visual walk-through survey, reviewing existing property documents and conducting interviews with owners, operators, and tenants, and would be reported in the property condition report (PCR). The term physical deficiencies includes the presence of visible defects and material deferred maintenance of a subject property’s material systems, components, or equipment as observed during completion of the PCA.
