AS-Property Consultants help the clients in obtaining Building Permit to legalize the basement of their house as a second rentable unit including construction. Our associate team of dedicated Professional Engineers and Architectural designers ensure that the Second Unit meets all the mandatory requirements as per the Ontario Building Code. We directly deal with the Registration Process of the city to get you the approval. We also have our own construction team to manage your construction needs.

Please be advised that all second units must meet the Ontario Building Code, Ontario Fire Code and Zoning By-Law requirements and must be registered with the related City. If you don’t have a registered secondary dwelling with the City, and a neighbour, or even your tenant, files a complaint with City bylaw, you could be fined up to $25,000 as an individual homeowner. A commercial building inspection, or property condition assessment (PCA), is a visual inspection of the physical structure and major systems of a building used for commercial purposes. The inspection will include assessment of the property’s general physical conditions and deferred maintenance status, an estimation of the remaining useful life of the components, recommendations for repair of items important to the property’s current operation, and probable costs to remedy observed or predicted material physical deficiencies.

Property condition assessments are conducted under the protocols prescribed for property condition assessments in ASTM (American Society of Testing & Materials) standard E2018.
